How to tell if your roof needs repair or replacement.

Your roof is easy to ignore until it starts leaking. By then, you're not just patching shingles. You might be looking at water damage inside your New Jersey home.

So how do you know whether a repair will do the job, or it's time for a full replacement? Here's how we look at it.

01 //Start with the age of your roof

Most asphalt shingle roofs last roughly 20 to 30 years, depending on the material and how they were installed. If yours is pushing that range and giving you trouble, a replacement usually makes more sense than another repair.

A younger roof with a single problem spot, like a few missing shingles after a storm, is often a quick repair.

02 //Signs you can probably repair

  • A few missing or cracked shingles in one area
  • A small, isolated leak with no widespread damage
  • Minor storm damage that you caught early
  • Flashing that's come loose around a vent or chimney

If the damage is contained and the rest of the roof is solid, a repair is usually the smart, affordable call.

03 //Signs you're looking at replacement

  • Leaks or water stains showing up in multiple rooms
  • Shingles curling, buckling, or balding over large areas
  • A roofline that visibly sags
  • You keep repairing the same roof over and over

When problems are spread out or keep coming back, repairs just delay the inevitable. Replacing the roof costs more up front, but it saves you from pouring money into a failing one.

04 //When in doubt, get an inspection

You don't have to guess. A free roof inspection tells you what's actually going on and what your options are. We'll give you a straight answer and a written estimate, not a sales pitch.

If your New Jersey roof is acting up, don't wait.

Getting your New Jersey home ready for winter.

New Jersey winters don't mess around. Between freezing temps, snow, and ice, your home takes a beating from November through March.

A little prep in the fall saves you from cold-weather headaches and expensive surprises. Here's a checklist to get your home ready.

01 //Check your roof before the snow flies

Snow and ice are hard on a weak roof. Before winter hits, look for missing or damaged shingles and any spots where water could sneak in. Catching it now beats dealing with a leak in January.

02 //Clean and inspect your gutters

Clogged gutters can't move water, and in winter that leads to ice dams that back up under your shingles. Clear out the leaves and make sure your downspouts carry water away from the foundation.

03 //Seal up drafts and check your windows

Drafty windows and doors let your heat escape and drive up your bills all winter. Check the seals, add weatherstripping where you need it, and think about replacing windows that are past their prime.

04 //Look at your siding and foundation

Cracked siding and foundation gaps let cold air and moisture in. Walk the outside of your home and note anything that needs sealing or repair before the freeze-thaw cycle makes it worse.

05 //Quick fall checklist

  • Inspect the roof for damaged shingles
  • Clean gutters and downspouts
  • Seal drafty windows and doors
  • Check siding and foundation for cracks
  • Trim branches hanging over the house
  • Store or cover outdoor furniture

Not sure where to start, or found something that needs fixing?

Vinyl vs fiber cement siding: which is right for your NJ home?

New siding is one of the best ways to protect your home and boost its curb appeal. But once you start shopping, you'll run into a big question: vinyl or fiber cement?

Both work well in New Jersey. They just have different strengths. Here's how they stack up.

01 //Vinyl siding: affordable and low-maintenance

Vinyl is the most popular siding for a reason. It's budget-friendly, comes in tons of colors, and barely needs any upkeep. You won't be painting it, and a quick rinse keeps it looking good.

The tradeoff is that it's not quite as tough as fiber cement, and cheaper vinyl can fade or crack over many years. Quality vinyl, installed right, still holds up well through New Jersey seasons.

02 //Fiber cement: tough and long-lasting

Fiber cement costs more, but it's seriously durable. It resists fire, rot, and pests, holds paint well, and can last for decades. It also mimics the look of real wood, which a lot of homeowners love.

The downside is the higher price and a bit more upkeep, since it may need repainting down the road. For plenty of homeowners, the durability is worth it.

03 //Which one should you pick?

If you want the most affordable, lowest-maintenance option, vinyl is hard to beat. If you want maximum durability and a high-end look, and you're okay spending more, fiber cement is a strong choice.

There's no single right answer. It comes down to your budget, your style, and how long you plan to stay in the home.

04 //Still not sure?

That's normal. We'll walk you through both options, show you what fits your home and budget, and give you an honest recommendation. No pressure either way.
